Home buyers feeling financially squeezed by higher interest rates are increasingly being steered by real estate agents and mortgage brokers to potentially riskier types of mortgages, similar to those seen ahead of the 2008 financial crisis, causing concern among some consumer advocates and industry analysts.
Among the loans being promoted to home buyers are adjustable rate mortgages, so-called 2-1 buydowns, which artificially lower rates for the first two years, and interest-only mortgages in which borrowers pay a lower monthly payment for several years by only paying the loan interest, according to interviews with real estate professionals, industry data and a review of marketing material from real estate agents and mortgage brokers.
In all instances, borrowers can find themselves with monthly payments that increase by hundreds of dollars a month after the introductory period, a dynamic seen in the run-up to the last housing market crash when predatory lending resulted in millions of borrowers losing their homes, and forcing some major financial institutions out of business.

Then, out of nowhere, Walker pulled out what appeared to be a fake sheriff’s badge, saying, “I’ve worked with many police officers.” A move that was against the rules of the debate. When the moderated told him no props were allowed, he claimed it “was real.”

Did You Know Herschel Is Not Only In Law Enforcement But Also In Medicine?
Herschel Walker, the GOP nominee for a U.S. Senate seat in Georgia, said people who are worried about the high cost of insulin should “eat right” in his only debate against Sen. Raphael Warnock (D-Ga.) on Friday.
During an exchange about the economy and the high cost of living, Warnock touted his work passing legislation lowering prescription drug prices, including a $35 cap on monthly insulin costs. He noted that Walker had opposed the law, which is called the Inflation Reduction Act.
Walker responded by saying the Inflation Reduction Act had not reduced inflation. Then he argued that people who need insulin should think about eating better.
“I believe in reducing insulin but at the same time, you gotta eat right. I know many people that’s on insulin. Unless you’re eating right, insulin is doing you no good. So you have to get food prices down and you gotta get gas down so you can go get insulin,” the GOP candidate said.
Medical experts say that maintaining a healthy diet can reduce a person’s risk for Type 2 diabetes. But eating healthy wouldn’t help people with Type 1 diabetes, who can’t produce insulin at all and who are struggling to buy it.

I Guess Tudor Wants Women Pregnant and at Home.
Tudor Dixon, the Republican gubernatorial nominee in Michigan, said at a recent rally that her opponent has a “dream for women” to be single and work, before seemingly shaming them.
Dixon, who has previously suggested that rape victims could heal from having children and concocted what Twitter users lambasted as the “Worst political ad ever,” talked to rally attendees about families, saying “a lot of people” want to have them.
The GOP nominee, whom former President Donald Trump has endorsed and deemed a “conservative warrior,” alleged that incumbent Michigan Gov. Gretchen Whitmer (D) doesn’t offer “support” to families “unless they look exactly the way she wants.”
Seconds later, Dixon detailed this alleged lack of support and used her speech to humiliate single, working women.
“[That] looks like single moms, no, not single moms, single women working,” she said.
“That’s like, her dream for women, single women working. Last time I checked that was a pretty lonely life.”

Expect Judge Cannon to Get Slapped Down Again.
The Justice Department asked a federal appeals court on Friday to shut down the work of an independent arbiter who was appointed last month to review documents seized during an FBI search of former President Donald Trump’s Florida estate.
The appeal is the latest salvo in weeks of litigation over the scope of duties of the arbiter, also known as a special master, who was assigned to inspect the records taken in the Aug. 8 search of Mar-a-Lago and weed out any that may be protected by claims of legal privilege.
The special master process has caused some delays to the Justice Department’s investigation into the holding of top-secret documents at the home. But a major hurdle was cleared last month when the U.S. Court of Appeals for the 11th Circuit lifted a temporary bar on the department’s ability to use the seized classified documents as part of its criminal probe.
The move permitted a core aspect of the probe to resume, greatly reducing the odds that the process could have a significant impact on the investigation. Even so, department lawyers returned to the court Friday to ask for the entire special master review to be shut down, saying the judge who made the appointment had no basis for doing so and that Trump was not entitled to an independent review of the seized records or to claim privilege over them.
“Plaintiff has no plausible claim of executive privilege as to any of the seized materials and no plausible claim of personal attorney-client privilege as to the seized government records — including all records bearing classification markings,” according to the department’s brief.
“Accordingly,” they added, ”the special-master review process is unwarranted.”

Putin indicated that his controversial military mobilization drive was coming to an end.
“This work is coming to an end,” he told journalists Friday after a conference attended by regional leaders in Kazakhstan’s capital, Astana.
Indicating that the mobilization drive would be concluded in two weeks, he added 222,000 out of an expected 300,000 reservists had already been conscripted.
The order — the first mobilization of reservists in Russia since World War II —triggered protests across the country, while thousands attempted to avoid the call-up by fleeing to neighboring countries like Georgia, Belarus and Armenia.
Others have sailed to South Korea and two Russian nationals sought asylum in Alaska last week after arriving by boat.

Why don't our schools provide basic financial literacy education, so people wouldn't be so gullible? Maybe because financial institutions don't want that, and in the lib agenda the handbook on woke sensitivity is much more important.

I think our schools are quite capable of teaching many different subjects. I think they can teach financial literacy AND history. The question about US history is how much of what is wonderful about America to teach and how much to balance that with some of the bad stuff we have done. I realize there are some fanatics on the left who want to portray America as an evil imperialist power. That is as much a ridiculous distortion as ignoring slavery, and racism against native Americans, Blacks, Chinese, etc. Just as bad as the worst of the woke people on the left are the right-wing fanatics who don't want us to teach anything in our history that might upset a student or their parents. There are snowflakes on both ends of the political spectrum. I don't think we should cater to either of them. The US has been a wonderful country that has made the world a better place, but our history on race is terrible. I don't know if we can overcome our racism, but as minorities become the majority, we have damned well better work on it. Ignoring our history and our current racism is a bad way to start. Personally, I favor teaching kids the truth, but in an age-appropriate way. That might help us keep high school kids from thinking it is cool to give Nazi salutes. BTW, I don't think white people need to feel shame for things that were done long before we were born. I think to the extent racism still exists, we need to admit that and work to fix it today.

That's the answer for sure. Unfortunately school boards today are mostly political and they make all the decisions.
As for the US being a wonderful country, we have promoted some positive changes in the world. Supporting Ukraine is the latest example. At the same time much of our foreign policy is controlled by exploitative commercial interests and military strategists. Historically we have also done almost every abhorrent thing that we criticize in others. Humans are humans regardless of nationality. There are lots of very bad and very ignorant people here mixed in with the good. Our constitution is really what makes us the most unique.
